Property and Estate Management Works
Simpson Chartered Surveyors provide a range of property related specialist and technical services to Landlords and their Managing Agents to assist with present and future repairs, maintenance and decoration obligations, etc for cost-effective property management and to meet current and changing legislation.

Planned Maintenance Programs
We can identify maintenance needs and can design and structure Maintenance Plans based on detailed surveys of the properties and review of the Service Charge provisions. The plans can be structured to prioritise works over a timeframe of say three, five or ten years. We can specify, tender and administer the annual maintenance works in accordance with the plan.  All Property Owners should consider a planned maintenance programme to ensure that buildings are kept in good condition and repair costs minimised.

Reserve and Sinking Fund Appraisals
A Reserve or Sinking  Fund is a pot of money that Leaseholders may pay into over a period of time in addition to their monthly Service Charge, to cover major or foreseen works such as replacing a roof or carrying out external redecoration.  Simpson Chartered Surveyors offer specialist advice to Leaseholders and Property Management Companies regarding the present condition and future maintenance requirements of their buildings and make recommendations on the amounts to be set aside for such a fund. Potential repair costs will differ from building to building depending upon its age, condition, construction type and previous maintenance regimes.

Service Charge Expenditure Reports
Where ‘Service Charge’ repairs, maintenance or redecoration works etc are undertaken by a Landlord to the structural fabric or communal areas in an estate or multi-let property, the Tenants will normally be obliged to contribute to the cost in a proportion determined by their  lease terms. Tenants will want to see that works are necessary, provide value for money and have been competitively tendered.  Simpson Chartered Surveyors can act for Landlords or their Managing Agents to specify, tender and oversee service charge works and assist in the preparation of Service Charge Expenditure Reports.

Licensed Works Appraisals
Leaseholders frequently wish to undertake works to their demise where permitted under the terms of their lease.  We can appraise such proposals for alterations and improvements on behalf of the Landlord, assist with drafting of licences and oversee the works.
